Fuquay-Varina Arts Center
A site plan has been approved for the Fuquay-Varina Arts Center, to be located at 121 East Vance Street in Downtown. Intended for use as a community arts center and
Southern Street Paving
Southern Street is set to be paved, in anticipation of the impact of the closing of the railroad crossing on Lawrence Street. This will provide connectivity between Lawrence Street and Bridge Street.
Bridge Street Sidewalk
The Bridge Street Sidewalk project will consist of preliminary engineering and design, right-of-way acquisition, utility relocation, and the construction of 0.4 miles of sidewalk along Bridge Street. The sidewalk will fill in existing gaps along Bridge Street and cross over the Norfolk Southern railroad providing a safe pedestrian crossing. The project will continue along Bridge Street and be terminated at the Lincoln Heights Elementary School crosswalk at Conover Street. An improved crosswalk will be installed to provide a safe crossing for elementary school students.
Non-Residential Site Plan Projects
ABG Flex is now completed, located on Lots 8 and 9 of the Associate’s Park industrial park along Industry Drive. The facility single building divided into 1,200 square feet of office space, and 6,800 square feet of warehouse and storage space.
Aldi, located at 1375 North Main Street, has submitted plans for an expansion of their existing store. The expansion includes an addition of 3,400 square feet to the rear of the building, as well as some additional parking.
Harris Teeter Fuel Center
Construction is underway for a new Harris Teeter Fuel Center on the property at 8112 Fayetteville Road. This lot is located south of the Pep Boys and Splash Express Car Wash on the west side of Fayetteville Road. The Fuel Center will include 14 gas pumps.
A site plan is currently in review for It’s Thundertime! This project will feature two storage buildings, each measuring 4,500 square feet. The project address is 2431 Waco Commercial Court, which is Lot 4 of the Air Park Road Commercial Park.
Lincoln Heights Elementary School
Construction is currently underway at Lincoln Heights Elementary School. The plan shows new buildings and parking areas on the existing school site. Lincoln Heights Elementary School is located at 307 Bridge Street.
McCormick Medical Office
A site plan has been submitted for a new medical office facility on lots located at 401 and 405 Attain Street. The medical office building will encompass 11,300 square feet, with a parking area of 71 spaces. The proposed development is located behind Four Oaks Bank, and adjacent to Academy East Veterinary Hospital.
Middle Creek Development
A site plan for the Middle Creek Development has been approved. Middle Creek Development will be located at 3713 Banks Road and features two new buildings, each measuring 4,000 square feet. The buildings will contain tenant spaces for commercial, retail, and restaurant uses. Access to the development will be provided via the existing driveway along Fayetteville Road and Banks Road that currently serves Bojangle’s and Sheetz.
Sonoma Springs Amenity Center
A site plan has been approved and a building permit has been issued for the Sonoma Springs Subdivision Amenity Center. The parcel of land will be located in Phase 1 of Sonoma Springs, and includes a pool and amenity building, measuring a combined 9,500 square feet.
South Lakes SF-7 Neighborhood Amenity Site
Construction is now underway on a neighborhood amenity site to serve the South Lakes Planned Development (PD) community, including a dock and park area. The site will be located in SF-7, accessed off of Old Honeycutt Road.
Splash Express Car Wash
Construction is nearly complete on Splash Express Car Wash, located at 8012 Fayetteville Road. The site plan calls for installation of 22 vacuum stations, in addition to an office building that is connected to a covered car wash tunnel, measuring 4,250 square feet in total.
State Employees Credit Union
A site plan has been submitted and is under review for a new location of the State Employees Credit Union on Fayetteville Road (US Highway 401) near the Banks Road intersection. The 10,000 square foot building will sit on a 51 acre lot.
Sunset Lake Shops
Construction has been completed for Sunset Lake Shops at 1385 N. Main Street. The new 6,600 square foot building will be constructed that will feature 4,200 square feet of retail space for Mattress Warehouse and 2,400 square feet of restaurant space for Chipotle Mexican Grill. Mattress Warehouse has been completed and opened, and an upfit for Chipotle is underway.
The Learning Experience
A plan has been submitted and is in review for a daycare facility located on Marquee Lane, adjacent located in Marquee Station. The proposed building will be 10,000 square feet on a lot measuring approximately 1.43 acres.
Willow Spring High School
A site plan is now in review for the newest addition to the Wake County Public School System. The Willow Spring High School is located at the corner of Kennebec Road and Old Honeycutt Road.
Wood Spring, a multi-family residential development named Wood Spring, located at 1806 James Slaughter Road, is now open. The development features a single building with 24 one-bedroom units and 24 two-bedroom units for citizens over 55 years of age.
Residential Development Projects
A subdivision plan has been approved for the Adalyn Place subdivision. This project will be located on a 30.075 acre portion of the property at 260 Bramblehill Drive. Adalyn Place will be an open space development with three (3) phases, including 92 residential lots averaging 7,400 square feet. The plan calls for setting aside 7.425 acres for open space.
Angier Road Subdivision
A subdivision plan has been submitted called Angier Road subdivision, to be located at 1401 Angier Road. This will be an open space development measuring 61.28 acres. The plan calls for four (4) phases with a total of 158 residential lots with an average lot size of 9,271 square feet. The subdivision will set aside 19.53 acres of open space. Project name is subject to change.
Construction is almost completed in Phases 6, 7, and 8 of Avalon Springs. There are 51 residential lots total within these phases. Construction is also almost complete in Phase 2. Phase 2 will feature 14 residential lots.
A subdivision plan has been approved for the Phelps West Road subdivision which will be located at 1301 Phelps West Road. This will be an open space development featuring 56 single-family residential lots with an average size of 6,000 square feet. The plans call for dedication of 4.02 acres of undeveloped open space within the overall 17.51 acre project area. This project was formerly named Phelps West Road subdivision.
Bent Tree Subdivision
A preliminary subdivision plan is in review for a new development of single family residential homes at 721 and 911 Fleming Loop Road. The open space development will feature 78 lots in Phase 1 with an average size of 8,500 square feet, on 34 acres.
Construction of homes is now underway in the Bentwinds Bluffs subdivision, to be located off of Old Mills Road. This is a conventional subdivision of 69 lots on 30.56 acres which will feature 10,000 minimum square foot individual parcels.
Preliminary subdivision plans have been submitted and are under review for a new subdivision development located at 1335 Bowling Road. This open space development will be composed of 63 lots, averaging 7,300 square feet. The homes will be single family residential. Project name is subject to change.
Preliminary plans are in review for the Brighton Ridge Subdivision located near the intersection of Hilltop Needmore Road and Lake Wheeler Road. The subdivision will be divided into 164 lots, averaging 10,300 square feet.
Construction of infrastructure is complete and homes are now under construction for Phases 1, 2, and 3 of Brookside, a subdivision near the intersection of Judd Parkway NE and Stewart Street, and located off of Judd Parkway. Brookside is an open space subdivision, with 8.4 acres of open space within a total of 31.6 acres. There are 96 approved lots in the overall subdivision.
Construction plans have been approved for Phases 3A and 3B.
Cedar Crest (formerly Madison at Ballentine)
Cedar Crest subdivision is nearing the end of construction. It is located at 6826 Sunset Lake Road, just north of Ballentine Elementary School. Cedar Crest will be a conventional subdivision featuring 59 total lots with minimum lot sizes of 10,000 square feet. The overall subdivision area measures 22.91 acres.
Subdivision plans are approved and construction drawings are now in review for the Copper Pond subdivision, to be located off of Piney Grove Wilbon Road. Copper Pond will feature 48 total lots with minimum lot sizes of 20,000 square feet. The overall development will measure 46.61 total acres.
Construction plans have been approved and construction of homes is now underway in all three phases of Cypress Meadows, an open space subdivision to be located off of Ten-Ten Road and Old McCullers Road. The total site is 53.5 acres in total, and will include 152 lots and 15.8 acres of open space.
Fleming Road Subdivision
A preliminary subdivision plan has been submitted and is in review for a single family residential subdivision at 2525 Fleming Road. The preliminary plans call for 13 residential lots with lot sizes ranging between 20,000 - 36,000 square feet. Project name is subject to change.
Construction of homes has begun in all phases of Gray’s Creek Subdivision, an open space subdivision located off of Wilbon Road. The total subdivision will include 250 lots on just over 90 acres, and will also have access onto Coley Farm Road as well as Wilbon Road.
Holland Road Townhomes
Preliminary subdivision plan review is in progress for townhomes to be located on Holland Road. This townhome residential subdivision will include 110 units on a 21 acre tract of land. Project name may be subject to change.
Judd Reserve (formerly Judd Plantation)
Construction of infrastructure is underway for Judd Reserve, a standard subdivision to be located at 7209 Kennebec Road. Judd Reserve will feature two phases and a total of 52 lots that will feature minimum lot sizes of 20,000 square feet.
Kennebec Road Subdivision
A preliminary subdivision plan has been submitted and is in review for a new development at 6817 Kennebec Road. The development will span 48.27 acres and 49 single family home lots. Lot sizes will average 27,633 square feet, with a range of 20,000-81,000 square feet. Project name may be subject to change.
A preliminary subdivision plan has been approved for the Meadowbrook subdivision. This will be an open space development measuring 144.82 total acres across two properties located at 6600 South NC Highway 55. The plan calls for 282 total single family residential lots with an average lot size of 12,206 square feet. A total of 44.34 acres will be set aside for open space within the subdivision.
Meridian at Broad Street Market
Construction is underway on the multifamily residential development named Meridian at Broad Street Market. This project is to be located at 1810 James Slaughter Road, behind the Broad Street Market. The development will feature 216 total units, with 192 one and two bedroom apartments, and 24 three bedroom apartments.
The plans call for a 7,453 square foot clubhouse building with an outdoor pool.
Mill Ridge South
Construction of homes is now complete in Mill Ridge South, a residential subdivision with 47 total lots located off of James Slaughter Road.
Oaks of Sippihaw
Homes are being constructed in Phase 4 of Oaks of Sippihaw, which includes 25 lots. This phase will be accessed from Phase 3 of Oaks of Sippihaw, and will also provide connections to two (2) other locations in the Woodchase Subdivision. The Oaks at Sippihaw subdivision will feature 145 total lots.
Construction of homes is complete in Phases 1 and 2 of the Partin Place subdivision. There are 39 lots in Phase 1 and 41 lots in Phase 2. The entire subdivision will feature 7 phases with a total of 289 residential lots. Phases 1 and 2 can be accessed via Harrison Place Lane, in the existing Harrison Place subdivision off NC 42. Phases 3 and 5 are under construction. Phase 6 is in review.
A subdivision plan has been submitted and is under review for a new residential development at 6428 Johnson Pond Road. The open space development will feature 51 new single family residences.
Infrastructure construction is complete and construction of homes is now underway in Phase 1 of Sonoma Springs. This will be a 46 acre open space subdivision located off of Hilltop Needmore Road near the intersection with Sunset Lake Road. The subdivision will be constructed in three phases, featuring a total of 130 single-family residential lots.
Construction plans for Phase 3 of Sonoma Springs are currently under review. Phase 3 includes 14 new single-family lots, with an average area of 9,900 square feet.
South Lakes is a Planned Unit Development (PUD) that will feature 991 residential lots.
Phase SF-7 – Home construction is underway in SF-7 (Phase 7) of the South Lakes Planned Development (PD) community. This phase will include 290 lots in total, divided into 6 smaller sections, and will be accessed from Old Honeycutt Road. Home construction is complete in South Lakes SF-11 (Phase 11). This phase is adjacent to SF-4 and includes 45 single-family residential lots.
SF-10 plans are in review. This phase proposes an additional 75 single family lots located on the east side of Kennebec Road. SF-8 is also in review, though this project will be infrastructure only.
This is an open space subdivision accessed off West Academy Street (Highway 42) and Coley Farm Road. Construction of homes is underway in Phases 2 and 3.
Construction of infrastructure is now underway in Phases 5 & 6. Phase 5 will feature 19 single family lots, and Phase 6 will feature 22 single family lots.
A subdivision plan has been submitted and is under review for a Summerdale North located at the end of Dawley Drive. The community features 26 lots on 6.7 acres of land, with an average lot size of 6100 square feet. This subdivision development will be an open space development.
A subdivision plan has been approved for a total development of 65.7 acres, located off of Herbert Akins Road near the intersection with Bass Lake Road. The proposed subdivision will be an open space subdivision with a total of 185 lots and 17.62 acres of open space in ten (10) phases.
Construction of homes is now underway throughout the entire subdivision. This includes Phases 1, 2A, 2B, 3A, 3B, 4A, 4B, 4C, 5A, and 5B.
Plans have been approved for Sunset Bluffs Phases 6-17. This will be an open space development featuring 214 total lots with minimum lot sizes of 7,000 square feet. Construction is in progress for phases 6, 7, 8, and 10. Phases 13 and 14 are in review.
Construction of infrastructure is completed and home construction is underway at Sunset Glen, a standard subdivision featuring 46 total lots to be located off of Sunset Lake Road. The subdivision will include a minimum lot size of 20,000 square feet (just under ½ an acre) and is located off of Sunset Lake Road.
The Spring Townhomes
Plans have been approved for a 15 unit townhome residence to be located in downtown on the corner of Spring Avenue and Vance Street. Lot size will be an average of 1,653 square feet. This will be a three story residential development.
Construction of homes is underway at Tyler Park. The subdivision will include a total of 43.2 acres, with 14.9 acres of open space provided, following the Town’s open space development regulations. It will be located off of Stewart Street, near the intersection with James Slaughter Road, and will include a total of 89 lots.
White Oak II
Construction drawings have been approved for the White Oak subdivision. The plan calls for six (6) new single family residential lots with lot sizes between 1 and 3 acres. The project is located at 6801 Dwight Rowland Road.
New Businesses & Existing Business Improvements
This is a list of renovations and improvements to existing buildings in Fuquay-Varina for new businesses coming to Fuquay-Varina, as well as existing businesses.
1000 N Main St
Renovations are finished to the multi-tenant office building at the corner of North Main Street and Smithwood Court. The renovations include the construction, which is currently underway, of 4 separate new tenant spaces.
Production expansion of Aviator Brewing at the 209 Technology Park Lane location is complete. The expansion included the installation of a still and distilling operations.
Fuquay-Varina Sports Center
Construction is now underway on several suites and utility service upgrades inside the Fuquay-Varina Sports Center which is located at 6109 S NC 55 Highway. Performance Gymnastics (Suite 101), CrossFit Aestus (Suite 109), Precision Golf (Suite 113), Indoor Soccer facilities (Suite 125), and Grandwell Industries (Suite 134) are all open. Additional spaces are still available.
Old Castle Plant Expansion
Construction is currently underway for a building expansion of the existing Old Castle Precast plant which is located at 1431 Products Road. The site plan calls for a 5,900 square foot
