What’s Coming to Fuquay-Varina
Town of Fuquay-Varina Projects
Bridge Street Sidewalk
Construction will begin soon on installation of a sidewalk along Bridge Street, from West Academy Street (Hwy 42) to Washington Street. The sidewalk will terminate at Washington Street and will connect to Lincoln Heights Elementary School with a high visibility crosswalk. When completed, this will create a continuous sidewalk connection to downtown from Lincoln Heights Elementary School and the adjacent neighborhoods.
Southern Street Paving
Construction will begin soon on paving of Southern Street, a one-way street along the railroad tracks connecting Lawrence Street to Bridge Street. The Town is undertaking this effort to maintain connectivity in the neighborhood when the Lawrence Street railroad crossing is closed in the future.
Non-Residential Site Plan Projects
A mixed-use development plan has been submitted for the 401 South project. This is a proposed multi-family residential and commercial development to be located at 9408 Fayetteville Road. The project will feature 177 total multi-family units in addition to commercial retail space.
9570 Industry Drive
Building permits have been issued and construction is underway for a 5,000 square foot warehouse building to be used for storage by Industry Supply, Inc. This project is on Lot 7 of Associate’s Park II industrial subdivision.
A site plan has been approved and construction is underway at ABG Flex, to be located on Lots 8 and 9 of the Associate’s Park industrial park along Industry Drive. The site plan calls for construction of a single building divided into 1,200 square feet of office space, and 6,800 square feet of warehouse and storage space.
American Pride Car Wash
Construction is finished at American Pride Car Wash, located at 7510 Purfoy Road.
Carolinas Dentist Office
Construction is now underway for the Carolinas Dentist Office and building permits have been issued. This project is to be located at 913 E.Broad Street, an outparcel adjacent to Home Depot.
Harris Teeter Fuel Center
A site plan has been submitted for a new Harris Teeter Fuel Center on the property at 8112 Fayetteville Road. This lot is located south of the Pep Boys and Splash Express Car Wash on the west side of Fayetteville Road. The site plan proposes installing 14 gas pumps.
A site plan is currently in review for It’s Thundertime! This project will feature two storage buildings, each measuring 4,500 square feet. The project address is 2431 Waco Commercial Court, which is Lot 4 of the Air Park Road Commercial Park.
Lincoln Heights Elementary School
A site plan has been approved and building plans are currently in review for upgrades and improvements of Lincoln Heights Elementary School. This plan proposes to construct new buildings and parking areas on the existing school site. Lincoln Heights Elementary School is located at 307 Bridge Street.
Middle Creek Development
The site plan for the Middle Creek Development project has been approved. Middle Creek Development will to be located at 3713 Banks Road and features two new buildings, each measuring 4,000 square feet. The buildings will contain tenant spaces for commercial retail and restaurant uses. Access to the development will be provided via the existing driveway along Fayetteville Road and Banks Road that currently serves Bojangles and Sheetz.
Plans have been approved and construction is now underway on PC Construction, to be located at 3655 Banks Road. This is Lot 3 of the Conner Business Park which is currently undeveloped. The development will add a paved parking lot and two new buildings, one for office use and one warehouse building. The site will have driveway access via Division Drive.
Realo Discount Drugs
Construction is complete and Realo Discount Drugs is now open. The pharmacy is located at 1802 James Slaughter Road, an outparcel in the Broad Street Market.
Sonoma Springs Amenity Center
A site plan has been submitted for the Sonoma Springs Subdivision Amenity Center. The parcel of land will be located in Phase 1 of Sonoma Springs, and includes a pool and amenity building, measuring a combined 9,500 square feet.
South Lakes SF-7 Neighborhood Amenity Site
Construction is now underway on a neighborhood amenity site to serve the South Lakes Planned Development (PD) community, including a dock and park area. The site will be located in SF-7, accessed off of Old Honeycutt Road.
Splash Express Car Wash
Site work continues and portions of the building are now under construction at the new Splash Express Car Wash, to be located at 8012 Fayetteville Road. The site plan calls for installation of 22 vacuum stations, in addition to an office building that is connected to a covered car wash tunnel, measuring 4,250 square feet in total.
Sunset Lake Shops
The Sunset Lake Shops site plan has been approved and the building is now being constructed. This plan calls for redevelopment of the property at 1385 N. Main Street, with a new 6,600 square foot building that will feature 4,200 square feet of retail space and 2,400 square feet of restaurant space.
The restaurant portion of Sunset Lake Shops will be occupied by Chipotle Mexican Grill. Building plans are in review for the restaurant upfit.
Construction is almost complete at Wood Spring, a multi-family residential development named Wood Spring, to be located at 1806 James Slaughter Road. The development will feature a single building with 24 one-bedroom units and 24 two-bedroom units for citizens over 55 years of age.
Adalyn PlaceA preliminary subdivision plan has been submitted for the Adalyn Place subdivision. This project will be located on a 30.075 acre portion of the property at 260 Bramblehill Drive, which measures 74 acres total. Adalyn Place will be an open space development with three (3) phases, with 92 residential lots averaging 7,400 square feet. The plan calls for setting aside 7.425 acres of open space.
Construction is underway of homes in Phase 2 of Amber Ridge Subdivision. This phase of the residential subdivision includes a total of 48 lots and is located off of Purfoy Road. All lots in Phases 3 and 4 have now been permitted and construction of homes will be finished soon.
Preliminary plans have been approved for Amber Ridge Phases 5 and 6. These phases are proposed on an adjacent parcel located at 1125 Angier Road, which is to the west of the existing Amber Ridge Subdivision. There will be a total of 36 single-family residential lots with minimum lot sizes 10,000 square feet. Construction drawings have been submitted for Phase 5.
All lots in Phases 1, 2, 3B and 4A of Alston Ridge have been issued permits and construction of homes will be finished soon. Construction of homes is still underway in Phase 3A. Alston Ridge is an open space subdivision located along North Broad Street (HWY 55) and Old Adams Road. The total project at completion (including Phases 1-4) entails 137.03 acres, zoned R-8 CU, with 382 lots, a 3.38 acre homeowners’ association recreation site, and a 7.43 acre commercial site located along North Broad Street (HWY 55). This project was previously known as Alston Pond.
Angier Road SubdivisionA preliminary subdivision plan has been submitted for the Angier Road subdivision to be located at 1401 Angier Road. This will be an open space development measuring 61.28 acres. The plan calls for four (4) phases with a total of 158 residential lots with an average lot size of 9,271 square feet. The subdivision will set aside 19.53 acres of open space.
- Homes are now being constructed in Phases 6, 7 and 8 of Avalon Springs. There are 51 residential lots in these phases.
- Construction drawings have been approved and installation of infrastructure is set to begin in Phase 2. Phase 2 will feature 14 residential lots.
Avery Crossing (formerly Phelps West Road subdivision)A preliminary subdivision plan has been approved for the Phelps West Road subdivision which will be located at 1301 Phelps West Road. This will be an open space development featuring 56 single-family residential lots with an average size of 6,000 square feet. The plans call for dedication of 4.02 acres of undeveloped open space within the overall 17.51 acre project area.
Construction plans have been approved for the Bentwinds Bluffs subdivision, to be located off of Old Mills Road, and infrastructure construction is underway. This will be a standard subdivision measuring 30.56 total acres which will feature 10,000 minimum square foot lots. Bentwinds Bluffs will be constructed in three phases, and will feature 69 total lots.
Work is being done in several phases of the Brighton Forest Subdivision, located off of Johnson Pond Road. Construction of homes is underway in Phase 9B which will include 18 lots. Construction of homes is also underway in Phases 3A, 5A, and 9A, which include 38 lots total.
Construction of homes is now underway for Phase 4B, which includes 3 lots.
Preliminary plans have been approved for Brighton Ridge, a proposed subdivision to be located on three parcels just north of the intersection of Lake Wheeler Road and Hilltop Needmore Road. Brighton Ridge will feature five phases measuring 104.77 acres with 162 total residential lots. Phases 1 and 4 will be an open space development featuring minimum 7,000 square foot lot sizes. Phase 2, 3, and 5 will feature conventional subdivision lot sizes of 10,000 square feet.
Construction of infrastructure is complete and homes are now under construction for Phase 1 of Brookside, a subdivision near the intersection of Judd Parkway NE and Stewart Street, and located off of Judd Parkway. Brookside is an open space subdivision, with 8.4 acres of open space within a total of 31.6 acres. There are 96 approved lots in the overall subdivision.
Construction plans have been approved for Phases 2, 3A, and 3B.
Cedar Crest (formerly Madison at Ballentine)
Preliminary plans have been approved and construction plans are now in review for the Cedar Crest subdivision to be located off of Sunset Lake Road, just north of Ballentine Elementary School. Cedar Crest will be a conventional subdivision featuring 59 total lots with minimum lot sizes of 10,000 square feet. The overall subdivision area measures 22.91 acres.
Preliminary plans are approved and construction drawings are now in review for the Copper Pond subdivision, to be located off of Piney Grove Wilbon Road. Copper Pond will feature 48 total lots with minimum lot sizes of 20,000 square feet. The overall development will measure 46.61 total acres.
Construction plans have been approved and construction of homes is now underway in all three phases of Cypress Meadows, an open space subdivision to be located off of Ten-Ten Road and Old McCullers Road. The total site is 53.5 acres in total, and will include 155 lots and 15.8 acres of open space.
Fleming Road SubdivisionA preliminary site plan has been submitted and is in review for a single family residential subdivision at 2525 Fleming Road. The preliminary plans call for 13 residential lots with lot sizes ranging between 20,000 - 36,000 square feet.
Construction of homes has begun in Phase 1A of Gray’s Creek Subdivision, an open space subdivision located off of Wilbon Road. Phase 1A includes 77 lots.
Construction of homes is now underway in Phase 2A of Gray’s Creek Subdivision which will feature 17 lots.
Construction plans for Phase 3 have been approved for Phase 3 and infrastructure construction is now underway. Phase 3 which will feature 51 lots.
The total subdivision will include 250 lots on just over 90 acres, and will also have access onto Coley Farm Road as well as Wilbon Road.
Judd Reserve (formerly Judd Plantation)
Construction of infrastructure is underway for Judd Reserve, a standard subdivision to be located at 7209 Kennebec Road. Judd Reserve will have two phases with 52 total lots and minimum lot sizes of 20,000 square feet.
A preliminary subdivision plan has been approved for the Meadowbrook subdivision. This will be an open space development measuring 144.82 total acres across two properties located at 6600 S NC 55 Highway The plan calls for 282 total single family residential lots with an average lot size of 12,206 square feet. A total of 44.34 acres will be set aside for open space within the subdivision.
Meridian at Broad Street Market
Building permits have been issued and construction is underway on the multifamily residential development named Meridian at Broad Street Market. This project is to be located at 1810 James Slaughter Road, behind the Broad Street Market. The development will feature 216 total units, with 192 one and two bedroom apartments, and 24 three bedroom apartments.
The plans call for a 7,453 square foot clubhouse building with an outdoor pool.
Mill Ridge South
Construction of homes is now underway in Mill Ridge South, a residential subdivision with 47 total lots located off of James Slaughter Road.
Oaks of Sippihaw
Construction of infrastructure is now complete and homes are being constructed in Phase 4 of Oaks of Sippihaw. This phase includes 25 lots. This phase will be accessed from Phase 3 of Oaks of Sippihaw, and will also provide connections to two other locations in the Woodchase Subdivision. The Oaks at Sippihaw subdivision will feature 145 total lots.
Construction of homes has begun in Phases 1 and 2 of the Partin Place subdivision. There will be 39 lots in Phase 1 and 41 lots in Phase 2. The entire subdivision will feature 7 phases with a total of 289 residential lots. Phases 1 and 2 can be accessed via Harrison Place Lane, in the existing Harrison Place subdivision off NC 42.
Construction plans for Phase 3 and this phase will contain 50 lots.
Infrastructure construction is complete and homes are being constructed in Phase 1 of Sonoma Springs (formerly named Ransdell subdivision). This will be a 46 acre open space subdivision located off of Hilltop Needmore Road. The subdivision will be constructed in three phases, featuring a total of 130 single family residential lots.
- South Lakes is a Planned Unit Development (PUD) that will feature 991 residential lots.
- Construction of homes is underway in all sections of South Lakes Phases SF-1 through SF-4, as well as SF-6. Construction of homes most recently started in Phase SF-6, which will include 74 single-family homes at completion.
- Phase SF-7 - Construction of infrastructure is now complete in SF-7 (Phase 7) of the South Lakes Planned Development (PD) community. This phase will include 290 lots in total, divided into 6 smaller sections, and will be accessed from Old Honeycutt Road.
- Phase SF-11 - Homes are currently being constructed in South Lakes SF-11 (Phase 11). This phase is adjacent to SF-4 and will include 45 single-family residential lots.
- Phase SF-10 - A prliminary plan has been submitted for this phase to be located on the eastern side of Kennebec Road. SF-10 proposes 75 single-family residential lots.
This is an open space subdivision accessed off West Academy Street (Highway 42) and Coley Farm Road. Construction of homes is underway in Phases 2 and 3.
Construction of infrastructure is now underway in Phases 5 and 6. Phase 5 will feature 19 single family lots, and Phase 6 will feature 22 single family lots.
A preliminary subdivision has been approved for a total development of 65.7 acres, located off of Herbert Akins Road. The proposed subdivision will be an open space subdivision with a total of 185 lots and 17.62 acres of open space in ten (10) phases. Homes are currently being built in Phases 1, 2A, 2B, 3A, 3B, 4A, 4B, 4C, 5A, and 5B.
Preliminary plans have been approved for Sunset Bluffs Phases 6-17 (formerly named Sunset Bluffs South). This will be an open space development featuring 214 total lots with minimum lot sizes of 7,000 square feet. Construction drawings have been approved for Phases 6, 7, 8, and 10.
Construction of infrastructure is now underway at Sunset Glen, a standard subdivision featuring 46 total lots to be located off of Sunset Lake Road. The subdivision will include a minimum lot size of 20,000 square feet (just under½ an acre) and is located off of Sunset Lake Road.
Plans for the Tyler Park subdivision have been approved. The subdivision will include a total of 43.2 acres, with 14.9 acres of open space provided, following the Town's Open Space Development regulations. It will be located off of Stewart Street, near the intersection with James Slaughter Road, and will include a total of 89 lots. Construction of homes is underway in all three phases.
White Oak II
A preliminary subdivision plan is in review for the White Oak subdivision. The plan calls for six new single family residential lots with lot sizes between 1 and 3 acres. The project is located at 6801 Dwight Rowland Road.
New & Existing Business Improvements
This is a list of renovations and improvements to existing buildings in Fuquay-Varina for new businesses coming to Fuquay-Varina, as well as existing businesses.
1000 N Main St
Renovations are being made to the multi-tenant office building at the corner of N Main Street and Smithwood Court. The renovations include the construction, which is currently underway, of 4 separate new tenant spaces.
Permits have been issued for the production expansion of Aviator Brewing at the 209 Technology Park Lane location. The expansion included the instillation of a still and distilling operations.
Construction is complete for the renovations at 1210 S Main Street. The renovations consist of 2,020 square feet of office space for Capps Plumbing. The plans call for restriping some sections of the parking lot for new customer parking spaces.
The newest tenant of the old Stephenson’s Hardware Building, located at 405 E Broad St Suite 131 is Crossfit Shoofly. Shoofly is the newest addition to our fitness conscious community.
Fuquay-Varina Sports Center
Construction is now underway on several suites and utility service upgrades inside the Fuquay Varina Sports Center which is located at 6109 S NC 55 HWY. Performance Gymnastics (Suite 101), CrossFit Aestus (Suite 109), Precision Golf (Suite 113), and Grandwell Industries (Suite 134) are all open. Construction is nearly complete for Indoor Soccer facilities (Suite 125).
Old Castle Plant Expansion
Construction is currently underway for a building expansion of the existing Old Castle Precast plant which is located at 1431 Products Road. The site plan calls for a 5,900 square foot craneway expansion, and the addition of 3,800 square feet of office space.
Wake Chapel Christian Church
Permits have been issued for the expansion of Wake Chapel Christian Church at 905 Wake Chapel Road. The plans call for demolition of the existing parsonage building and relocation of the playground. The existing main building will be enlarge by an attached 7,726 square foot addition.
