A rezoning (zoning map amendment) affects the nature, density and/or intensity of uses allowed on a property by changing the zoning classification.
Rezoning is necessary if you wish to develop or use property for a use that is not permitted by the current zoning classification. Rezoning property is not always the only avenue possible and should be evaluated thoroughly before an application is made, as the process can be expensive and time consuming.
If a zoning change is approved the new zoning classification replaces the old. The uses that are permitted in the new classification are now allowed on the properties.
If the Town Board votes to deny the zoning petition the zoning classification is not changed and the current zoning classification is still binding.
