What can property owners do in easements?

An easement is an interest in property for a particular purpose. Public utility easements that are dedicated to the Town of Fuquay-Varina cover water or sanitary sewer lines and can range from 20-40 feet wide. Private stormwater or drainage easements are located in areas where there is a storm drain system, a stormwater swale and/or access to a stormwater management structure such as a wet pond. Generally, you cannot make any improvements in a drainage easement. That means no fences, sheds, walls, trails or buildings. You should avoid planting trees or much landscaping as well. A property owner can maintain easement areas just as he or she would the rest of the yard. The Town does not maintain easement areas in lawn areas.
