1. When is a contractor licensed required?

Any project where the cost of construction exceeds $30,000 dollars. Exception: A homeowner who lives in the home and plans to live there for 12 months may do his own work without a license. A permit and inspections are still required to determine that the work is in compliance with state codes.

2. What size building can be constructed without a permit?

A residential accessory structure that does not exceed 12 feet in any dimension can be constructed without having to meet the residential building code requirements. A permit is required to approve the location for meeting the set backs of the zoning in which the structure is located.

4. Is a permit required for a fence?

Permits for fences are not required however, there are certain rules for fences that must be followed.  Please contact the Town of Fuquay-Varina Planning Dept. at 919-552-1429 to inquire about rules on fences.  

5. What is required as far as a permit submittal for small projects (ie: decks, screen porches, attached garage, detached garage)?

A complete permit submittal is as follows, a permit application, subcontractor form, 2 copies of a plot plan to scale and 3 copies of the building plans. Note: If you are on a well and septic system, you will need approval from Wake County Environmental Health Dept. before the permit can be issued.
